“More PD changes announced by the Government. More flexibility between commercial uses on high streets is being introduced which has been on the cards for several years. I expect legislation will only allow in principle support for several of these uses and restaurant/cafes and bars will still need to satisfy amenity issues.

Redevelopment of empty building for residential purposes could be very interesting, as could extension to commercial buildings but as always the devil will be in the detail. Watch this space for more info.”

“The Right to Rise (two storeys) is finally being introduced in August 2020. Key points are:
- Relates to purpose built blocks of flats above 3 storys;
- Not in conservation areas or relating to LB's;
- Not above 30m
- Detailed planning considerations will apply (eg design/amenity impact; and
- Suggests they can be private i.e. no affordable.

In short in certain areas and circumstances you can in principle extend upwards by 2 storeys. However you will need to ensure detailed matters are acceptable.”
